                  Shop with  Three Bedroom Living Accommodation

 

Bang Bao Pier in Koh Chang is the centre of the islands water sports activities, as much as 80% of the islands tourists will visit the pier at some time during their holiday.

Bang Bao pier is not only one of the most frequently visited destinations on the island but also has severe restrictions on any future expansion, whilst buildings currently on the pier can be modified and altered the overall size of the pier area and buildings cannot be increased, as a result very few opportunities to buy here become available.

60/1 Bang Bao Pier originally started life in the current owners hands as a restaurant which is why it still retains the professional stainless steel kitchen, after extensive modernisation of both the shop and living areas it was transformed into it's current use as a dive shop with glass frontage and pull down shutters. Structurally this is one of the strongest buildings on the pier, entirely constructed of concrete on very strong foundations.

Internally the ground floor comprises of a large class room, compressor room, wet room and customer toilet, leading into the professional kitchen area with 5000 liter stainless steel water tank and stairs to the living accommodation upstairs. The ground floor benefits from air conditioning, three phase electricity with trip box (under stairs) and many sockets along with telephone, fax and internet lines.

The living accommodation on the first floor has a reception / TV area with a guest bathroom, a large master bedroom with ensuite wet room, and two more large double bedrooms one also with an ensuite wet room.

In addition there is a small box room / maids room which also could be used as a walk in wardrobe and a spacious balcony with stainless steel guardrail and curved glass sun canopy. All the bedrooms benefit from air conditioning and ceiling fans, cable TV points and mosquito screens on the doors.

While currently a dive shop the retail unit would need little alteration to become a restaurant, coffee shop, fast food outlet or even conversion to a large family home.

The sale would include transfer of the Blue Book which entails the owner and his family to live in perpetuity within the building  and can be transferred again if they should decide to sell in future years. This in effect replaces the title you would expect when buying a building on land as there are no title deeds for buildings built over water.
